I own a spacious back garden - it can fit two small / medium tents. easy access to w/c facilities. 

I have a large sized house, with a large back & front garden, with nice views of the parks close by. Due a few grandchildren, the house tends to get a little noisy when they are over, which is usually Mon - Fri when I look after 2 twin four year old boys.

I have a large spare room, with two double beds. so if you do not mind sharing the space. It would be ideal and cheap.

2 bathrooms, shared kitchen, dining room, living room & conservatory. 

I do not mind smokers - as long as it is outside in the garden or conservatory.

No party goers - it is a nice quite area, would not like to annoy the neighbours.
